
Where to Buy in South-West Mallorca? Four Areas Compared
Peguera, Santa Ponça, Camp de Mar and Port d'Andratx compared: character, beaches, services, year-round life and who each one suits.
South-west Mallorca packs some of the island's most sought-after areas for German and other European buyers into just a few kilometres. They share the sea, pine-covered hills and good links to Palma and the airport, but each has a very different character. From our office in Peguera we know all four day to day, so here is an honest comparison to help you decide.
Peguera: beaches, promenade and a family feel
Peguera, in the municipality of Calvià, is set around several sandy beaches in a sheltered bay, linked by a promenade and a pedestrian boulevard lined with shops and restaurants. Right next door is Cala Fornells, with small coves and homes on the rocks overlooking the sea.
- Character: relaxed and family-friendly, with a long tradition of German visitors; German is widely understood.
- Services: supermarkets, pharmacies, doctors, banks and restaurants within walking distance.
- Year-round: busy in season; in winter quite a few hotels and businesses close, but a resident community and everyday services remain.
- Prices: mid-range within this comparison, with a broad mix from apartments to villas; higher on the seafront and in Cala Fornells.
- Who it suits: those who want the beach on foot and day-to-day life without relying on a car.
Santa Ponça: the most complete option for living all year
Santa Ponça, also in Calvià, is larger than Peguera, with a wide beach, a marina and several golf courses nearby.
- Character: international and residential, with many year-round residents, including a large British community.
- Services: the fullest offer of the four: shopping, dining, medical services and schools in and around the area.
- Year-round: noticeably more life in winter than in the more tourist-oriented areas.
- Prices: very wide-ranging, from affordable apartments to high-end villas in hillside areas such as Nova Santa Ponsa.
- Who it suits: families, permanent residents, golfers and sailors.
Camp de Mar: peace and exclusivity
Camp de Mar, in the municipality of Andratx, is a small bay with a sandy beach and its well-known islet restaurant reached by a footbridge. The Andratx golf course is close by.
- Character: very quiet and private, mostly villas on the slopes.
- Services: very few in the village itself; for daily shopping you drive to Peguera, Port d'Andratx or Andratx.
- Year-round: very calm in winter.
- Prices: upper level, mainly villas.
- Who it suits: those seeking privacy, views and a peaceful second home, and who do not mind depending on a car.
Port d'Andratx: harbour, views and the top segment
Port d'Andratx is a sheltered natural harbour with fishing boats and yachts, a promenade of restaurants and villas stepped up the surrounding hills.
- Character: elegant and international, closely tied to the sea and sailing.
- Beaches: not an area of large sandy beaches; the appeal lies in the harbour, nearby coves and the sea by boat.
- Services: good dining and shopping; Andratx town, a few minutes away, completes the picture.
- Year-round: some life in winter, though part of the restaurant scene shortens hours or closes.
- Prices: the highest level of the four, especially for villas with harbour views.
- Who it suits: top-segment buyers, sailing enthusiasts and anyone who values views and exclusivity.

All four are roughly half an hour or a little more by car from Palma via the motorway, which makes airport runs straightforward.
